Long Bay

Long Bay is one of Laconia's most desirable gated waterfront communities, set along Paugus Bay on Lake Winnipesaukee and known for its peaceful setting, beautifully maintained grounds, and strong four-season appeal. An important thing for buyers to know is that Long Bay is accessed through the shared gated entrance of South Down and Long Bay, giving it a tucked-away, private feel while still being close to the heart of the Lakes Region. Buyers are drawn to the mix of single-family homes and village-style neighborhoods, along with shoreline and recreation amenities that make the community feel more like a lakeside retreat than a typical residential development. Long Bay offers approximately 1,200 feet of shorefront, two private beaches, a heated pool overlooking the bay, a community clubhouse, tennis courts, walking trails, community boat docks, scenic ponds that add to the landscape and overall sense of privacy, and a 25-mooring mooring field available for rent to residents on a first-come, first-served basis.

What makes Long Bay especially appealing is that it offers both a larger community identity and smaller neighborhood sections within it. Depending on the property, ownership may include the broader Long Bay Association as well as a village-level structure with its own dues, rules, and maintenance standards. That setup gives Long Bay a more tailored feel, with different ownership experiences available while still sharing the community's gated setting, waterfront amenities, and distinctive lakeside character.
